Mold remediation and cleanup is a complicated issue. Always seek professional advice before attempting to clean or remove any materials that may be contaminated with mold. The type of mold that you have in your home and the total surface area affected will, in part, dictate the most appropriate steps to take.

According to the Texas Mold Assessment and Remediation Rules and Regulations (.pdf File Download), if the mold contamination affects a total surface area of 25 contiguous square feet or more, a licensed Mold Remediation Contractor is required to follow a Mold Remediation Protocol written by a licensed Mold Assessment Consultant and the Protocol is required before the Mold Remediation Contractor can begin working on the project. During the remediation, all affected areas are required to be contained or sealed off from the rest of the home so as to prevent the spreading of airborne molds to the rest of the home. After the remediation is complete, the project must be be re-inspected and tested by a qualified, licensed Mold Assessment Consultant.

The re-inspection and Clearance criteria should include a thorough visual assessment, testing of building material moisture levels, and sampling for mold spore contamination to insure the remediated areas are clean and debris free, the remaining building and structural materials are dry, and there is no visible mold growth. If the project passes the visual and procedural assessment and the sample analysis results meet the established Clearance Criteria, the project will be granted Clearance by the Mold Assessment Consultant.

The licensed Mold Assessment Consultant will provide the client with a Clearance Report and a Texas Department of Insurance Certificate of Mold Damage Remediation stating that the remediated area(s) are “Mold Damage Free.”
